Homestaging and the Internet – Help or Hindrance?

Is the Internet a help or a hindrance when selling real estate? It appears there are arguments for both sides: 

According to www.internetworldstats.com, Canada ranks 12th in the world for Internet usage, with 28 million users (84.3% of the entire population). In 2005, when asking where buyers heard about a house they bought, only 36% of buyers said they heard about it from a real estate professional (source: www.propertysold.ca).

In 2009, the National Association of Brokers indicated that 90% of buyers used the Internet as a source of information when buying real estate. (Source: 2009 National Association of REALTORS® Profile of Home Buyers and Sellers.) 

So, with or without a broker, potential buyers can and are searching the Internet at the most convenient time of day and place for them. It’s easy to conclude that the Internet has definitely given real estate an important showcase and again, with or without a broker! 

But… There’s always a “but”, right? We all know a picture is worth a thousand words. What happens if what you have to sell isn’t showcased properly?

It’s simple – you have merchandise to sell – your home. Think about the last time you bought merchandise say, an item of clothing. Did you choose the garment that had fallen from the rack to the dusty floor?  I don’t doubt that you picked up the dusty and spoiled item from the floor, but I’ll bet you put it back on the rack and chose another one to take home instead.

We do the same with real estate. And we do it Online.

It has always been about attracting buyers. Stores call it display, visual merchandising and marketing. In the real estate field, some call it Home Staging but I think we should call it by its real name instead: Real Estate Merchandising & Marketing.

Don’t let your home be the equivalent of that garment on the dusty floor. If it is, you’ll have a problem selling and just as the garment gets ticketed with a sale price, so does your real estate.
